Methodology

What the ratio means

The core measure is the median price paid for a newly built dwelling divided by median gross annual full-time earnings for residents of the same area. A ratio of 9.0 means the median new-build price is nine times median annual earnings.

Headline ranked markets recorded at least 100 new-build sales in the year. Markets with 50 to 99 sales are shown as indicative. Markets below 50 sales remain available in the table and download but carry a low-volume warning. Suppressed or non-numeric 2025 values are not ranked or filled.

The index does not account for household income, deposits, interest rates, mortgage terms, buyer incentives, shared ownership, service charges, property size or the mix of homes sold. It is a relative affordability indicator, not a mortgage-eligibility calculation.
